City Plan Commission Approves Rezoning And Additions Associated With Emerald Valley Subdivision

The City Plan Commission met 05/08/2024. Their action items were all related to the Emerald Valley subdivision on the north side of Appleton near Providence Avenue and Aquamarine Avenue. One was a request to rezone the 8th addition to the subdivision from Agricultural to Residential. The other was a request to approve the preliminary plats for the 8th, 9th, and 10th additions to the subdivision.

It’s hard to anticipate when a rezoning or addition to a subdivision will be controversial. Most of the time they sail through committee uneventfully, but sometimes residents in the neighborhood get upset at the prospect of new construction taking place near them and come to the committee to lodge their opposition.

The items related to Emerald Valley, however, were not of that second type and passed through the committee in under 5 minutes.

Principal Planner Don Harp told the committee that the rezoning of the 8th addition would facilitate the construction of 18 single-family houses.

The developer was also requesting approval of the 8th, 9th, and 10th additions to the Emerald Valley preliminary plat; however, the 9th and 10th additions were going to remain zoned as agricultural and would be rezoned at a future date after the final plat was approved.

Both items were approved unanimously without discussion or question by the commission.
