The Community and Economic Development Committee is meeting 07/26/2023 at 6:30PM. They have three action items on the agenda.
The first is a request to approve a variance to the Deed Restrictions and Covenants in Southpoint Commerce Park to allow Hayden Properties/F Street Development to build an approximately 3,120 square foot truck maintenance facility. It looks like this would be part of the project planned for the 16 acres that were approved for purchase by F Street Development in Southpoint Commerce Park earlier this month.
The business planned for this site would focus primarily on manufacturing, wholesaling, warehousing, and distribution and the truck shop is intended to maintain the business’ fleet of delivery vehicles. City staff is recommending approval of the variance.
The second item is a request to amend the Development Agreement with 318 College Avenue LLC to extend the deadline for completing the Park Central Property by 6 months. Per the memo from city staff, the residential units for the project are completed, but the commercial units on the first floor are not quite ready. “Staff believes Developer has been working in good faith to complete this project and meet the terms of the original agreement. This amendment will only affect the completion date of the project. Developer’s requirement to create $8.1M in increment by January 1, 2024 will not change with this extension.”
Finally, the committee will be taking up Resolution 8-R-23 which would dedicate city owned land in Southpoint Commerce Park for parkland, trailhead, and trail, and name Lot 13 of Plat Number 4 in the commerce park the “Appleton Conservancy.” This item has or will also come before the Parks and Recreation Committee and the City Plan Commission.
