City Plan Commission Meeting 05/22/2024 – Will Vote On Special Use Permits For Coffee Shop And Wholesale Facility, Rezoning For Commercially Zoned House

The City Plan Commission is meeting 05/22/2024 at 3:30PM.

They have three action items all of which have special hearings associated with them.

The first public hearing and associated action item is an application for a special use permit to allow the sale and service of alcohol at a coffeeshop named Delaire’s that is planned for 823 W College Avenue. It looks like this is part of the Block 800 mixed use apartment/commercial space development. Per the documents in the agenda, the applicants “propose to create a unique community hub blending a cozy coffeehouse ambiance with a curated selection of artisanal spirits. Our space will offer high-quality coffee beverages alongside craft cocktails.”

Staff is recommending approval of the special use permit.

The second public hearing and associated action item is an application from Flatline Corporation for a special use permit to allow them to relocate their current wholesale facility to the currently vacant CVS building on the corner of College and Linwood. Staff is recommending approval of the permit.

The third public hearing and associated action item is a rezoning request for a property at the corner of  West Lawrence Street, Badger Avenue, and South Pierce Avenue from C-2 General Commercial District to R-2 Two-Family District. The building was built as a residence back in the 1870s and was recognized as a two-family dwelling as recently as 1978. It started being used as office and storage space sometime in the 1980s. The owner would like to convert the structure back into a two-family upper/lower duplex. Staff is recommending approval of the rezoning request.
